Moisture is your number one worst enemy, when it can dry on any surface it will do damage. Dry rot as it’s commonly called, and will cause extensive water damage on any wood. The dryrot can be cut and removed with the proper tools and equipment, then methodically replaced. Back priming painted surfaces will lessen any water damage and protect. All areas that can achieve a 1/4″ slope per foot minimum needs and requires this for certain, hardscapes, flat roof’s, even the top of any larger handrails or block walls must be able to push water off for normal drying and minimal water damage. Before performing the water damage restoration, DIY and run an easy test with any automatic irrigation systems to see exactly what is getting wet then go thru and adjust sprinkler heads to water only the foliage that you want staying vibrant, usually a small screw on top of the heads. Everything else getting wet is breaking down slowly with someday needing costly repairs, plus costing extra money for wasting water. All other surfaces IE. decks/covers/fences etc. will use a exterior sealer or paint, take a look around and see if moisture is being trapped in places that otherwise can be easily altered to improve this aspect of all the existing construction. This is called dry-rot, another common problem @ the fascia boards and or doors and windows, allow flashing’s to drip free from the wood face for longer lasting DIY exterior finishes and longevity.
